Preventive maintenance: making property operation more predictable

A maintenance plan is not administrative overhead; it is a foundation for reliability, cost control and value preservation.

Unexpected failures cannot be eliminated entirely, but their frequency and consequences can be reduced by planning technical tasks around condition, risk and due dates.

A plan goes beyond fault tickets

A fault ticket responds to something that has already happened. Preventive maintenance defines what must be checked, when and by which competence, so critical systems do not disappear among everyday minor tasks.

What a usable plan contains

  • Asset register
  • Manufacturer, regulatory and operating requirements
  • Task frequency and ownership
  • Risk and operational impact
  • Documented completion, deviations and corrective work

What should be measured?

The number of closed tasks is not enough. Recurring failures, lead times, unplanned interventions and repeatedly postponed corrective work reveal more about performance.

Where to start

Map the systems with the greatest safety or operational impact first, then expand the plan progressively across the property.
